This Houston County Georgia Real Estate Market Report is a snapshot over the last 12 months, showing expected summer increases in homes sold and a drop off as winter arrives. While Jan 2012 had less sales than any other month during the 12-month horizon, it does track consistently with Jan 2011 which also had 54 homes sold.
Sellers, what can you expect? How about an average sales prices at 97.44% of the list price, 3.5 months for typical homes to sell, and over 14 months worth of inventory for buyers to choose from.
The 12-month average sales price is $166,242 with the Jan 2012 average coming in slightly higher at $178,021.
As has been the case for the past year, the Houston County GA real estate market continues to be a buyers market.

Even though it is a buyers market the sold price to listing price ratio is in the high 90% range which is good, 2012 seems to be starting off in the right direction.
Anita, A great overview of the Houston County market. A good list to sale price ratio, and nice to see the prices moving in an upward direction. Is much of the inventory new construction, or primarily resales?

A realistic assessment in reviewing the Houston County market. It appears with the good list to sell price ratio sellers are trying to be realistic in their list price. 3 months on market is not bad with a 14 months supply!! 2012 should show signs of improvement. Nice presentation!

David...home are holding their value pretty well in Houston County GA.
BLiz...mostly resales but there are pockets of new construction in the county.

Dorie...like all markets, homes that are priced according to what the market will bear are selling pretty quickly.
Ginny...I attribute it more to the seasonal slowdown but the lower sales is worth monitoring.
